Normally home prices dropping would be bad news. But I guess interest rates dropping is always good news. However if you are contemplating a home purchase this should be music to your ears. Why is now the time to buy?? Because you are sure of 2 things right now. Home prices are very depressed and interest rates are at historic lows!! Will these two factors ever be this favorable at the same time again?? Probably not. Foreclosures are being grabbed up pretty quickly by the investors that have finally started swooping in. That means by next year a great deal of inventory will be gone — you know the laws of supply and demand.  The interest rates are anyones guess. They always go up — by how much is another guess. But everyone in the industry agrees– the rates have to go up soon as the banks cannot afford to keep tying themselves into such low interest mortgages if they are to flourish in the future. So.. call me or email and I will set you up on an internet program that will email you all the available homes: foreclosures, short sales, stepless ranches — whatever your wishes may be I can set up a program to search for it!

I am finding that more and more clients are interested in ranches — and if you have lived in the Atlanta area for long you know that ranch homes can be hard to find! Builders and Developers have finally jumped on board with the trend for more One-Level homes, so finally there is more choice out there for buyers. I would like to invite you to email or call me for my specialized lists of ranch homes available in the NW Atlanta area. I have them categorized mainly by three criteria:  stepless ranches with level garage, ranches with basements, and ranches on acreage. If you would like one of these lists emailed (or all of them is fine too!) just email or call and I will email to you that day. I do update them once a week so the information you get will be fairly current. I don’t think you can go wrong buying a ranch home now with prices so reasonable and the trend growing every year for their popularity. Also don’t forget about the tax credit — you still have a couple of months to cash in on that!!

When people think about Atlanta they don’t think of it as a homogenous city with diverse neighborhoods. It is true, Atlanta does not have a Chinatown or SoHo but it actually does have many eclectic and diverse neighborhoods that ooze with history and old southern charm. Below I am going to name some of the more popular areas in random order:
1.   MIDTOWN. This area has experienced the greatest revitalization and is a mix of historic neighborhoods and modern skyscrapers. It also boasts many first-class restaurants and a thriving arts and business district.
2.   DOWNTOWN. This area has experienced a rebirth ever since the 1996 Olympic Games. It is home to some of the world’s biggest corporations like Coca-Cola, GA Pacific, BellSouth, and Turner Broadcasting.
3.   BUCKHEAD. This is a place where old Southern money meets young socialites. In other words this area is Atlanta’s answer to Beverly Hills. Here you can find some of the city’s oldest and stateliest homes - including the governor’s mansion.
4.   GRANT PARK. Just outside of Downtown, this newly revived area is home to mostly Craftsman bungalows and century-old American neighborhoods. It is experiencing a mini-boom as more suburbanites are feeling the gas crunch and want to move closer to work.
5.   LITTLE FIVE POINTS. This area can mostly be compared to New York’s Greenwich Village - filled with the sights and sounds of Bohemian life. Supported mainly by small independent businesses - boutiques, art galleries, theaters, etc - this area is usually teeming with students who live or go to school nearby.
6.   CABBAGETOWN. This once dilapidated area is being revitalized by a growing commercial contingency and adventurous homeowners. Newcomers are renovating old mill worker’s houses and turning them into artistic residences. Young families, professionals, and students are attracted by the affordable living.

Ball Ground Georgia is a little city that is growing quickly. One of the best things about Ball Ground is its location - it is half-way between Canton and Jasper - with easy access to both cities from 575. Canton would be the city of choice to travel to from Ball Ground for medical care, hospitals, shopping and restaurants.
