North Georgia is quickly becoming a very sought-after area to live in. There are many reasons for this - number one being the amazingly affordable home prices! I think the number two reason is that it is such a beautiful area - it is hard to find a spot where you can look out at the horizon and NOT see a mountain range in the distance. Of course crystal clear mountain lakes, very low taxes, a great interstate system, state of the art medical facilities, top-notch restaurants and fantastic shopping all add to the appeal too.

Another important attraction is the senior discount on property taxes. I have shown gorgeous homes to clients and been shocked to notice the $350 annual tax fee on the real estate listing! It is a senior-friendly community in many other ways too. But don’t get me wrong - it is also a great area to raise a family. Cherokee

County schools are rated very highly and of course all the new schools are equipped with the best state of the art technology available. Teachers in the county participate in seminar training and have extensive post grad education requirements that must be met. Located just 30 minutes from the heart of Atlanta and accessible from Hwy 20, I-75 and I-575 is gorgeous Lake Allatoona. Planned by the Army Corps of Engineers, Lake Allatoona has become a favorite visiting site for over 6 million people a year! North Georgians enjoy Lake Allatoona for a variety of reasons including boating, camping, hiking, fishing and wildlife viewing.

Lake Allatoona was created by damming the Etowah River near Cartersville, and the lake extends from Canton (Central Cherokee County) to Cartersville (South Bartow County) to Acworth (North Cobb County). The lake covers approx 12,010 acres and is surrounded by 25,000 additional acres that is reserved as public lands and maintained by the Army Corps of Engineers. They currently maintain 688 campsites on the lake and 453 picnic sites. In addition there are seven city and county parks, one state park, and eight commercial marinas.

Lake Allatoona abounds with all kinds of fish including spotted bass, hybrid bass, bream, crappie and catfish. Allatoona also contains striped bass - more elusive to catch but most rewarding! Fishing early or late in the day seems to be preferred to avoid the crowds of boaters, swimmers and water recreational activities. Bank fishing is quite popular too though with catfish being the main catch of the day.

There are many hiking trails waiting challenged. Red Top Mountain Park is considered by many hikers to be a great hike. It has nearly 10 miles of easy to moderate trails that feature views of the lake and an assortment of interesting wildlife. A shorter hike available is the site of a decisive Civil War Battle. You pass through a gorge dug by slaves and end up by a star fort once inhabited by Confederate soldiers trying to repel the onslaught of Yankee soldiers.
